Once you have a possession order (and money judgment) from the court it will specify the last date the tenant has to move out of the property. We will serve this on the tenants.
If the tenant fails to leave the property by the date in the court order, our solicitors will then make an application for a warrant of control. This will allow you to instruct a bailiff to remove the tenant.
We have a team of bailiffs within our network that we are able to instruct on short notice and that are local to the area.
On the day of the bailiff attendance, we will supervise the removal of the tenant and secure possession of the property.
Once possession of the property is handed back to us, we will arrange for our locksmith to change the locks to all exterior doors and provide you with the new keys.
We will prepare a schedule of condition of the property as at the date of the tenant's removal.
We will advise you of items that require maintenance and repair before the property is marketing for re-letting or sale.
