In our valuation letter to you we will give you a range of figures that we believe to be the best price achievable for the Property ("Best Price Range").
We will advise you of the date which we put the Property on the open market and start advertising it to buyers (the "Start Date")
We have 28 days from the Start Date to provide you with offers from buyers.
We will both agree on the price that the Property will be marketed for. This may be higher than the Best Price Range. We may reduce the marketing price at our sole discretion.
You will not restrict our marketing activities in any way. This includes allowing us to put up our "for sale" board outside the Property
You must provide clear access to all parts of the Property (including any outbuildings) on short notice.
You must accept, reject or otherwise substantially reply to any offers presented to you within 2 business days from the day the offer is sent.
Where we present an offer to you within
the Challenge Period and that is within or
greater than the Best Price Range we
expect to receive your acceptance of the
offer.
If you unreasonably do not agree to the
sale, for example (but not limited to)
because you want to wait and see what
other offers come in, our full fee will still
be due.
It is not a requirement that the Property
transaction is completed as
conveyancing delays are beyond our
control.
Save for clause 4, you must keep a clear channel of communication open and respond to our communications within 24 hours.
Where this contract expires but you go on to agree the sale of the Property to any buyers we introduced within the 28 day challenge, our full fees will become due irrespective of whether the sale is agreed privately, through ourselves or via another agent.
